Residential Projects

North Sale Overall Development Plan (2500+ Lots)

The NBA Group was engaged by Wellington Shire Council to prepare a development plan for the expansive North Sale precinct. Utilising best practice urban design and building on strong relationships with key agencies, the NBA Group was able to create a strategic framework to guide the future development of this key urban growth front. This plan informed the Sale Structure Plan adopted by Council in 2012. Various components of the North Sale precinct are now under development.


Shannon Waters, Bairnsdale (730+ Lots)

The NBA Group was engaged to prepare a development plan for the 90 hectare property. Utilising our project teams extensive resources, the NBA Group were able to create a precinct with expansive open space networks, a range of community facilities and a broad diversity of lot sizes crafted around the natural topography of the site. From inception in 2008, stage 4 of the estate was approved in June 2015 and development progresses steadily.


Bonds Road, Yinnar (130+ Lots)

This project involved working closely with the local community to obtain planning permission for a 137 lot subdivision in the residential hamlet of Yinnar. Despite an initially strong opposition from the community, the NBA Group were able to collaborate with the Latrobe City Council and the community to ensure that issues could be resolved whilst ensuring our clients best interests were represented. With the first stages developed and sold out, another 5 stages are about to commence with an addition of 100+ lots to service strong local demand.


Low Density Residential and Rural Living Precinct, Tyers (est. 80 lots)

This project involved working closely over a number of years with a client to transition a former blue gum plantation into an attractive low density residential and rural living precinct, amidst a small rural township. The rezoning approval was given in 2014, and the development plan is due to be considered by local council later in 2015. The challenges faced included the absence of reticulated sewerage, as well as the steep topography of the land, however the NBA Group were able to collaborate with Latrobe City Council and other authorities to ensure the project could progress.


Glenhaven Park, Sale (180+ Lots)

Glenhaven Park abuts the urban growth boundary to the north of Sale, extending along the Princes Highway toward Bairnsdale. As part of the implementation of the North Sale Overall Development Plan, the NBA Group were engaged by the land owner to prepare detailed subdivision design and preparation of supporting documentations to transition the 20+ hectares of farmland into a contemporary, sought after residential estate. Due to a range of site constraints including a nearby irrigation channel, a major intersection with the Princes Highway, broader corridor along the highway and complex stormwater system design issues, the NBA Group facilitated a range of engagement sessions with the relevant key stakeholders, including referral authorities, the community and other agencies. The development is now well progressed with Stage 2 constructed and Stage 3 imminent, including a 20,000 sqm aged care facility.


Monash Views, Newborough (200+ Lots)

The Monash Views Estate included the NBA Group project managing the rezoning, development plan and subdivision of the 205 hectare precinct, which included a partial reconfiguration of an existing golf course to incorporate a prestigious residential estate with views over Lake Narracan. Despite challenging constraints including challenging topography, significant native vegetation and a series of watercourses, the NGA Group were able to work effectively with Council, DSE, the WGCMA and other stakeholders to create an environmentally sensitive recreational and residential landscape. The natural landscape was a key element of the design, whether it be the expansive views from the residential lots, incorporation of native vegetation into the golf course redesign, and providing valued pedestrian connections throughout the estate and into the existing Newborough township. The site is now fully permitted and awaiting development.


Narracan Lakes (1500+ Lots)

The NBA Group were approached by land owners in 2007 to prepare a series of plans to identify the future opportunities of a unique lifestyle precinct on the southern shores of Lake Narracan. The site sat outside the designated growth area boundaries and essentially included the planning of an entirely new town. The NBA Group successfully lobbied the State and Local governments to prioritise the rezoning and development plan process, oversee the structure planning for the precinct and ultimately aim to turn land into lots, albeit as part of an overall strategic direction for the Moe-Newborough as distinct to it being a stand-alone precinct. This project provides for a range of land uses including a golf course, recreational precinct, tertiary education, marina and foreshore development, tourist park, function and events centres, as well as a diversity in housing product which was sought to attract new residents and increased investment in the area. This project is currently with the Minister for Planning for endorsement.


Franklin Place, Traralgon (300+ Lots)

The NBA Group prepared a Development Plan and Subdivision design for a 24 hectare property in Traralgon, with the key issue for the client being timing. Within a matter of months, the NBA Group team were able to work effectively with the local Council, Growth Areas Authority and relevant agencies to fast track the Development Plan and Subdivision processes. This precinct provided a range of lot sizes to cater for all sections of the community, and included a large residential lifestyle village component. Early stages are completed and large dwellings are appearing regularly as the market embraces the quality on offer.


Waterloo Road, Moe (300+ lots)

The NBA Group prepared a Development Plan and Subdivision application for an extension to Moe's western urban growth precinct. The NBA Group presented a layout with numerous connections to the existing residential estates, an expansive open space area along an attractive riverfront setting and views to the foothills of the Great Dividing Ranges. The attractive boulevard style entrance created an appealing landscaped character to the estate, creating a central parkland and community centre which provide linkages to the extensive plantings along the Moe Contour Drain and the broader open space network extending back into the town centre.


Morwell West (500+ Lots)

The NBA Group were engaged by a number of land owners, including Latrobe City Council, to prepare a development plan in collaboration with the Metropolitan Planning Authority. The site included a number of constraints, including a significant public land component, extensive infrastructure restrictions and challenging stormwater system design. The NBA Group team were able to deliver a cutting edge precinct design which met the individual needs of the collective land owners in the area and provided a high quality precinct design, incorporating a boulevard road, opportunities for higher density developments, and connections to other planned communities. The Development plan was endorsed by Council in August 2015 and development is imminent.


The Rise - Traralgon North Development Plan Precinct (200+ lots)


The NBA Group prepared a Development Plan and Subdivision application to initiate the first stage in the Council's TNDP area. Stage 1 is developed and pre-sales have been strong to date.


Coalville Road, Moe South (100+ lots)


The NBA Group prepared a comprehensive subdivision proposal for this extremely challenging site and with the assistance of VCAT it was approved and development is due to commence in 2016. The site will offer a somewhat unique residential product for Moe and aims to capitalise on the secluded nature of the site and natural aspects of the landscape.
