Sale North - Overall Development Plan

The NBA Group was engaged by Wellington Shire Council to prepare a development plan for the expansive North Sale precinct.

Utilising best practice urban design and building on strong relationships with key agencies, the NBA Group was able to create a strategic framework to guide the future development of this key urban growth front.

This plan informed the Sale Structure Plan adopted by Council in 2012. Various components of the North Sale precinct are now under development.

The Rise - Traralgon North Development Plan Precinct

The NBA Group prepared a development plan and subdivision application to initiate the first stage in the Council’s Traralgon North Development Plan (TNDP) area. As a part of the development of this precinct, the NBA Group was separately engaged to prepare a submission to Council for the rezoning of residential land to commercial zoning to facilitate the development of a Woolworths supermarket and associated Neighbourhood Activity Centre (NAC). The NBA Group provided expert advice to the client throughout the process, and assisted the client through a Panel hearing which involved engaging various third party experts to provide support for the application. The application has subsequently been approved and development is progressing.

Sale - Glenhaven Park & Glenhaven Fields

Glenhaven Park abuts the urban growth boundary to the north of Sale, extending along the Princes Highway toward Bairnsdale.

As part of the implementation of the North Sale Overall Development Plan, the NBA Group were engaged by the land owner to prepare detailed subdivision design and preparation of supporting documentations to transition the 20+ hectares of farmland into a contemporary, sought after residential estate.

The premium component of the estate is now being released as Glenhaven Fields and the NBA Group remains involved in the project.

Traralgon -Franklin Place

The NBA Group prepared a development plan and subdivision design for a 24-hectare property in Traralgon.

This precinct provided a range of lot sizes to cater to all sections of the community and included a large residential lifestyle village component. All stages are now complete and large dwellings are appearing regularly as the market embraces the quality on offer.
